Terms of Service

1. The service

cobiereport.app converts IFC building models into a draft COBie 2.4 workbook (.xlsx) and a gap report (PDF) that scores how complete the model's handover data is. Your IFC file is processed inside your own browser and is not uploaded to our servers; if you choose to save a report, we store only summary data about it (see the Privacy Policy).

The output is a draft for review, not certified COBie compliance. The gap report exists precisely because models are usually incomplete. You are responsible for reviewing, correcting and approving any deliverable before submitting it to a client, employer or authority. We make no representation that the output satisfies any contractual, statutory or project-specific requirement.

2. Accounts

You need an account to save reports and to subscribe. Keep your credentials confidential; you are responsible for activity under your account. You must not use the service to break the law, to infringe third-party rights (including processing models you have no right to use), to probe or disrupt the service, or to resell it without our written consent. We may suspend or terminate accounts that violate these terms; you may delete your account at any time by contacting us.

3. Plans and payment

The free plan includes 3 reports per calendar month with a watermarked gap report. The Pro subscription (monthly or annual) removes the limit and the watermark and adds saved report history. Current prices are shown on the pricing page and exclude VAT, which is added at checkout where applicable.

Payments are processed by Stripe; Jarre Dev CommV does not store card details. Subscriptions renew automatically at the end of each billing period until cancelled. You can cancel anytime via the billing portal in Settings; cancellation takes effect at the end of the period already paid for. We may change prices with at least 30 days' notice; changes apply from your next renewal.

4. Refunds

If the service did not work for you, email info@jarre.dev within 14 days of a charge and we will refund it or work it out. By starting a subscription you ask for immediate access to the service; once the service has been fully performed in a billing period, the EU statutory right of withdrawal no longer applies to that period and the refund policy above applies instead.

5. Intellectual property

You retain all rights to the models you process and to the workbooks and reports generated from them. We retain all rights to the service itself. You grant us no rights over your model data — it does not reach our servers.

6. Warranty and liability

The service is provided "as is" and "as available", without warranties of any kind to the extent permitted by law. To the same extent, Jarre Dev CommV is not liable for indirect or consequential damage — including rejected handover deliverables, project delays, or lost profits — arising from use of the service or reliance on its output. Our total liability for any claim is limited to the amount you paid us in the 12 months before the event giving rise to it. Nothing in these terms limits liability for fraud, intent, or anything that cannot lawfully be limited.

7. Changes and termination

We may update the service and these terms; material changes will be announced on this page (and by email for subscribers) before they take effect. If you continue using the service after a change, the new terms apply. If we discontinue the service, active subscriptions are refunded pro rata.

8. Governing law

These terms are governed by Belgian law. Disputes go to the courts of Belgium, without prejudice to mandatory consumer protections in your country of residence.
